This position analyses commercial real estate lending opportunities submitted by origination teams. Prepares independent cash flow and reviews underwriting value estimates focusing on large, complex transactions, including construction, term and syndicated loans. Completes detailed annual financial analysis of Commercial Real Estate credits, considering cash flows and other trends. The role holder may also be required to conduct and assist with annual reviews of credit across the CRE teams

The position has two main responsibilities:
Portfolio Management – preparation of annual credit reviews, collate and analyze complex financial data and non-financial data on portfolio of existing clients >$150mm. Supporting (Senior) Corporate Banking Managers in his/her day to day management of the portfolio
Underwriting – preparation of independent cash flow and underwriting value estimates focusing on large complex transactions, including construction loans and syndications for major national and international clients

Will adhere to Group values, follow business strategy, operational policies, regulatory requirements, and risk management practices.

  • Complete independent, reliable estimates of potential cash flow and current underwriting values used to screen and evaluate mortgage applications on income producing properties and construction credits
  • Ensure timely and complete presentation of cash flow models and value estimates to support the credit decision process and determine whether there will be sufficient cash flow to repay the loan.
  • Develop and maintain knowledge of sales, rentals, general and area-specific market conditions on a local as well as national basis and identify and subscribe to reliable information sources to support underwriting and review activities.

Customers / Stakeholders

Leadership & Teamwork

  • Develop and maintain a ready and available source of sales and market data on a local and national basis to support underwriting assumptions and activities.
  • Complete timely, accurate and in-depth annual reviews to ensure assigned Commercial Real Estate credits of a more complex and critical nature, maintain their high quality, considering cash flow and other trends. Identify existing or potential impairments to new operating income of portfolio properties; determine their potential impacts and inform senior management of significant negative findings.
  • Provide the basis on which loan to value and debt coverage ratio expectations are calculated to ensure compliance with established policies and guidelines.
  • Promote an environment that supports diversity and reflects the HSBC brand.

Operational Effectiveness & Control

  • Commercial Real Estate underwriting activities, in the creation of independent, reliable estimates of potential cash flow and current underwriting values used to screen and evaluate term applications on specific properties. Ensure timely and complete presentation of cash flow models and value estimates to support the credit decision process and sufficient income to repay the loan.
  • Complete, timely, and in-depth evaluations or reviews of financial and operating risks for all credits as assigned
  • Ensure credit and operational quality is not compromised in the pursuit of income
  • Risk controls to be in accordance with Group standards.
  • Demonstrate adherence to internal controls.
  • Ensure that all employees are aware of and effectively identify and manage applicable money laundering (ML), terrorist financing (TF), sanctions and reputational risks.
  • Complete other responsibilities, as assigned.

Major Challenges

  • Market Trends – Since this position underwrites various property types in major markets and submarkets nationwide, knowledge of constantly changing market trends and forecasts is an essential part of accurate underwriting projections.
  • In depth understanding of the market in relation to the clients business
  • Appraisal Evaluation – When third party appraisals arrive at different conclusions to the position’s evaluations, this position must be able to objectively evaluate the appropriateness of amending their valuation based on appraisal information or disputing the appraiser’s conclusions based on factual data and analysis.
  • The role holder will be required to deal with sophisticated financial solutions and varying financial needs and credit risks of client transactions.
  • Contributing to the team to support the delivery of income and growth.
  • Constant vigilance in identifying and mitigating financial, operational, fraud risks.

Role Context

  • All requests from all Regional Offices are administered through the Toronto or Vancouver office. This position must evaluate various types of real estate in all parts of the country.
  • The position works with local and regional Relationship Managers and senior management in discussing underwriting assumptions, market data and valuation estimates.
  • The role holder will operate within the Bank’s risk and operational guidelines and is responsible for ensuring that organizational standards are maintained and that the Banks policies and procedures are adhered in order to mitigate risk.

Management of Risk

  • Ensure compliance of both general and anti-money laundering and anti-terrorist financing (AML/ATF) compliance controls as well as operational risk controls in accordance with HSBC or regulatory standards and policies; and optimize relations with regulators by addressing any issues.
  • The jobholder will also continually reassess the operational risks associated with the role and inherent in the business, taking account of changing economic or market conditions, legal and regulatory requirements, operating procedures and practices, management restructurings, and the impact of new technology. Additionally they will ensure they effectively manage sales suitability, money laundering, counter terrorist financing, fraud, and reputational risk.
  • This will be achieved by ensuring all actions take account of the likelihood of operational risk occurring. Also by addressing any areas of concern in conjunction with line management and/or the appropriate department.

Observation of Internal Controls

  • Maintains HSBC internal control standards, including timely implementation of internal and external audit points together with any issues raised by external regulators.
  • The jobholder/s will also adhere to and be able to demonstrate adherence to internal controls. This will be achieved by adherence to all relevant procedures, keeping appropriate records and, where appropriate, by the timely implementation of internal and external audit points, including issues raised by external regulators.

Qualifications

  • Bachelors degree in Business, Real Estate, Finance, Accounting, related field or equivalent experience.
  • 2 to 3+ years’ experience working for a Commercial Real Estate Lender or institutional CRE investor.
  • Can demonstrate knowledge and ability today to spread financial statements
  • Is currently working at a financial institution as a financial analyst or portfolio manager
  • Has exposure or experience in writing up a credit application for submission
  • Completed Commercial Banking Graduate Trainee program if there is no prior commercial real estate banking experience.

Essential

  • Minimum of 5 years proven and progressive commercial real estate and multi-family underwriting experience in major national markets or equivalent. Bachelors degree in Business, Real Estate, Finance, related field or equivalent experience.
  • Current knowledge of the local and national real estate industry.
  • Strong communications, analytical, planning, organizational, financial, credit analysis and decision-making skills.
  • Strong understanding of all commercial banking products & services, credit assessment processes, approvals, etc
  • Strong working knowledge of complex transactions and credit structures
  • Good commercial lending, risk assessment experience
  • Excellent level of business acumen and commercial awareness, including economic, cultural, procedural and regulatory issues
  • Excellent range of communication skills, including written, verbal, and the ability to deliver compelling presentations

Desirable

  • Bachelor’s Degree in Finance/Professional accounting qualification
  • Knowledge of group systems, including CARM, ClientVision, HORIS, Global Links and Deal Point.
  • Knowledge of CMB policies and procedures as per CMB FIM.
